在加拿大,经济增长在2023年后期停滞不前。继第二季度增长1.4%之后,第三季度实际国内生产总值萎缩了1.1%。较高的利率明显抑制了支出,过去两个季度的消费增长接近于零,商业投资在过去一年中波动较大,但基本持平。出口和库存调整减弱了第三季度国内生产总值的增长,而政府支出和新房建设则提供了推动力。劳动力市场继续趋于宽松,职位空缺进一步减少,失业率小幅上升。即便如此,工资仍有4-5%的增幅。总体而言,第四季度的这些数据和指标表明,经济不再需求过剩。


经济的放缓正在减轻通货膨胀的压力,商品和服务价格的范围也在不断扩大。再加上汽油价格的下降,这使得 10月份的CPI通胀率降至3.1%。然而,房租和其他住房成本增长加快。央行理事会仍对通胀前景面临的风险表示担忧,并准备在必要时进一步提高政策利率。理事会希望看到核心通胀进一步持续放缓,并继续关注经济供需平衡、通胀预期、工资增长和企业定价行为。加拿大央行将继续坚定不移地致力于恢复加拿大的物价稳定。

大温地产局(REBGV)报告称,2023年11月该地区的住宅销售总计1,702套,比2022年11月的1,625套相比增长了4.7%,这比十年季节性平均值(2538)低 33%。 


大温地产局经济和数据分析主管安德鲁·利斯 (Andrew Lis) 表示:“在过去的几个月里,我们一直在关注市场上活跃房源数量的增加,这给了买家更多的选择,再加上每年这个时候通常会出现的季节性销售放缓,供应量的增加为整个大温地区的房地产市场创造了平衡的条件。”

2023年11月大温地区的Multiple Listing Service® (MLS®) 系统上共有3,369套独立房、联排房和公寓物业全新挂牌出售。2022年11月挂牌的3069套房产相比,增长了9.8%。这比10年的季节性平均值(3464套)低2.8%。

 总库存量 

目前(MLS®)上挂牌出售的房屋总数为10,931套,与2022年11月(9,633套)相比增长了13.5%。这比10年的季节性平均值(10,543)高出3.7%。


 挂售比 

2023年11月销售活跃挂牌交易的比例为16.3%,其中:


 独立屋为12.7%

 联排屋为19.8%

 公寓为18.2%


通常来说,当房价比率持续低于12%时,房价就会面临下行压力,而当房价比率在几个月后超过20%时,房价往往会面临上行压力。


大温地区所有住宅物业的MLS®房屋价格指数综合基准价格目前为$1,185,100,与2022年11月相比增长了4.9%,与2023年10月相比下降了1%。


"平衡的市场条件通常会带来较为平缓的价格趋势,这也是我们自夏季以来在市场上看到的情况。这些趋势是在今年早些时候价格上涨超过7%之后出现的,自夏季以来,价格已经走低了几个百分点。大多数经济学家预计,2024年的抵押贷款利率将小幅下降,这可以说是一段时间以来我们所看到的对买家最有利的市场条件。"

列治文市地税来年或将上涨5.62%。若列治文市议会批准,这将意味着每个户地税平均上涨$116加币。这项提议将在下周一的财政会议上讨论。

随着天车世博线延伸段的重大建设活动即将开始,BC省政府宣布了素里至兰里段16公里长延伸段上的8个新车站的正式名称。“这是将该项目从概念变为现实的又一个重要步骤,”卑诗省交通和基础设施部长罗布·弗莱明(Rob Fleming)在一份声明中表示,“素里-兰里天车将改变菲沙河以南及周边地区人们的生活、工作和旅行方式。我们今天命名的车站将成为社区地标,并将在未来几十年内得到认可。”该延伸线将沿着现有的King George车站和兰里市中心之间的Fraser Highway建设,全程都通过高架桥方式在地面上建设。

素里-兰里延长线预计将于2028年底开通,使大温哥华地区的 SkyTrain网络总长达到101公里。过去几年进行了一些初步的场地准备施工工作,包括公用事业搬迁,以及拓宽140街和148 街之间穿过Green Timbers城市森林的Fraser Highway,以为高架轨道创造所需的空间。

加拿大央行将于本月发布今年最后一次利率更新。时间为美东12月6日(星期三)上午10点发布,这将是今年的第八次利率公告。


加拿大央行在10月份的利率公告中将关键利率维持在5%。这是继2022年加拿大人经历了七次加息之后,今年连续第三次维持利率不变。Ratehub.ca联席首席执行官兼CanWise抵押贷款公司总裁詹姆斯-莱尔德(James Laird)分享了他对加拿大央行即将宣布利率的看法和预期。他表示:"似乎可以肯定,加拿大央行将在下周维持关键隔夜利率不变。虽然央行继续保持进一步加息的可能性,但最近的评论表明,只要通胀继续朝着正确的方向发展,加息就有可能结束。"莱尔德说,假设加息已经结束,现在的问题是是否降息以及何时降息。他认为目前在固定利率和浮动利率之间选择的人,只有在愿意承担更多风险,并确信加拿大央行已经完成或接近完成加息的情况下,才会考虑浮动利率。

卑诗省政府进一步采取行动打击房地产投机活动,将投机空置税扩展至如Kamloops、Vernon等13个新城镇范围,希望促使广大业主将更多空置单位投入租赁市场。届时,全省需纳税的城市总数将达到59个。


省财政厅长Katrine Conroy表示:“增加这些社区是基于多种因素,其中包括空置率、房价、人口以及不住在该市的房主的比例。在新加入名单的城市中,湖区的房屋空置率最高。全国各地都存在房屋危机,并且正在对经济带来挑战,人们不得不迁离原来居住的社区,以及由此引发的劳工短缺问题。省投机税是我们为省民和社区增加可负担住房选项的其中一个途径。”


省住房厅长Ravi Kahlon表示:“当投资者花钱购置房产却又将其空置,但与此同时,有人却无法觅得一个容身之所,这显然是一个问题。投机者通过抬高房产价值来赚钱,但是房屋应是供我们居住,而不应作为投机之用。尽管有人会提倡取消省投机税,但我们知道这样会导致更严峻的住房危机。省政府正在采取行动,为省民提供更多房屋。”

温哥华市政府的工作人员提出了2024年预算草案,其中包括2024年的地税增长7.6%
